Let us resolve your code enforcement problems. We will contact the authority having jurisdiction and work with them in obtaining compliance for your property. Administrative hearings, mitigation of fines and hearings before a special master are also offered in our scope of services.
Non Permitted Construction
We can assist in the legalization of non-permitted construction, with over 24 years in municipal government experience we know how to get the work done. We will coordinate the various design professionals, engineers and disciplines required to obtain the required permits. We will also work with the authority having jurisdiction in scheduling and coordinating all the inspections required to obtain a certificate of completion.
Permit Research
We will review the public records available to determine if there are any open permits. Once determined we will assist you in the closing of the permits. We will provide licensed contractors to renew the expired permit and obtain the necessary inspections to close them out.
Zoning Consulting
We will research the public records for your property and advise you of the suitability for your particular project. We can also determine if there are any illegal or non conforming uses on your site. Administrative variances and hearings are also in our scope of work along with professionally prepared exhibits which will advantageously present your project.
ADA Compliance
We will assist your existing project and perform an ADA compliance audit which will assist you in the bringing into compliance of your project due to litigation or an anticipated remodeling or alteration.

Permit Expediting, Construction Progress Documentation and Progress Payment Evaluation and Inspections. All of your needs are offered in our scope of services. Final Punch List, Consolidations of Construction Manuals and the obtaining of Certificate of Occupancy are also provided. We allow you the peace of mind to take care of more pressing issues.
Selection of Design Professionals
As your representatives we will assist you with the programming needs of your new project. We will document the exact functions performed and types of specialized equipment utilized on the project. Spatial relationships, electro-mechanical system requirements and specialized equipment specifications are prepared for the design professionals. We will assist you in the selection, by competitive bidding, of the design professionals which will prepare the construction documents.
Value Engineering
We will review the construction documents to determine if there are any potential cost savings available. We will provide a recommendation on the modifying of the construction documents to obtain potential cost savings, without compromising the integrity of any of the major systems of the building.
Selection of Contractors
We will assist you in the selection of the General and Sub Contractors. By submitting the project to a competitive bidding process, by both General and Sub contractors, we can achieve a more exact project cost. The construction contract will be reviewed for content. Recommendations on modifying the contract, based on our experience, will be presented for you and your attorney to review.
Coordination of Utilities
We will assist you in the coordination of the utilities such as power, phone and cable. We will meet with their representatives and prepare for approval any documentation required by you or for the project.
Progress Documentation
Weekly construction meetings will be attended to ensure that your interest is always present when construction issues present themselves over the course of the project. Construction progress is documented and compared with the approved construction schedule for any potential delays. A weekly report will be provided, including photo documentation and any pertinent issues.
Review of Progress Payments
Progress payments by the Contractors are reviewed and compared to the actual percentage of work completed and materials stored. Once we have substantiated the requested amount through negotiation, we will forward the payments to you for final disposition.
Coordination of Release of Liens
We will keep track of those contractors and material suppliers which submit a Notice to Owner and ensure that partial and final releases of lien are submitted and obtained for your protection.
